What is årsoppgave z borettslag?

This document is annual financial statement, which are received by residents of housing cooperatives (borettslag) in Norway. The document contains a summary of the costs and fees related to the use of the apartment and indicates the amounts reported to the Tax Office (Skatteetaten).

Why do I receive årsoppgave?

Every owner of an apartment in Borettslag is obliged to pay monthly maintenance fees (felleskostnader). Housing cooperatives, on the other hand, must settle accounts with institutions such as Skatteetaten. All data concerning, for example, fellesgjeld (joint NOKedit) is therefore reported to the tax office in Norway.

This document allows you to verify whether all payments and any interest on NOKedyt have been correctly included in your tax return.

What data does årsoppgave from borettslag contain?

Typically this document will include:

  • Use of Personal data – name, surname, identification number (fødselsnummer).
  • Apartment number and address – identification of the premises in borettslag.
  • Amounts of fees paid to borettslag – monthly maintenance fees.
  • Interest on fellesgjeld – Your share of the interest on the joint NOKedyt (tax deductible).
  • Contributions to the renovation fund – funds intended for renovations and modernization.
  • Property tax (eiendomsskatt) – if it is collected by the municipality.

We would like to present an example of an årsoppgave, but since this document will differ depending on the cooperative, it is difficult to prepare even a template. Nevertheless, the document should always contain the information given above.

The list can of course be longer – if the borettslag organised work for which you were paid, these can be summed up separately or on this årsoppgave.

How to check the correctness of årsoppgave?

  1. Compare the document with your bank statements – check whether the funds you deposited match the data in your årsoppgave.
  2. Verify the interest on fellesgjeld – if you have NOKedyt, check whether the interest amount matches the data from årsoppgave.
  3. Make sure that Skatteetaten has received the correct information – log in to skatteetaten.no and compare the amounts in your skattemelding.

What to do if there is an error on årsoppgave?

If you find errors in your årsoppgave:

  • Contact the administration of Borettslag – can quickly correct erroneous data.
  • Correct skattemelding/skatteoppgjør – if the data in the skattemelding is incorrect, you can correct it yourself or with the help of an accountant in the annual settlement.
  • Keep your payment confirmation documents – if necessary, Skatteetaten may ask for proof of your payments.

Where to find årsoppgave from borettslag?

The document can be found:

  • In the mailbox – if the borettslag sends documents in paper form.
  • On the property manager's platform – e.g. OBOS provides documents online.
  • After logging in to the borettslag website – if your cooperative has a separate, individual digital system.

Do I have to do something with the årsoppgave from borettslag?

Yes - it is worth reviewing the document to make sure the data is correct. If you have fellesgjeld, check that interest has been correctly included in your annual tax return.

What if I didn't get this årsoppgave?

At the beginning of each year, you should receive all the annual statements for the previous year – from your employer, bank, insurance company, etc. If February has passed, your annual statement is coming up soon and you have not yet received all the årsoppgave, including the one from borettslag – contact the manager of the cooperative you belong to and ask for this document to be sent to you. The cooperative should provide you with the document as soon as possible.
